Oxfordshire site positioned for F1's new electric-era specifications

As Formula 1 beckons in a new era with its groundbreaking 2026 rule changes, the 48-acre Bicester Arc development in North Oxfordshire is defining itself as a home for motorsport’s electric revolution.

The sport’s 2026 rule changes mark one of the largest advancements in modern Grand Prix engineering, as lighter, trimmed-down vehicles adopt ‘Active Aero’ adjustable wings, as well as electric motors which are three times as powerful as under the previous rules.

Bicester Arc, a 48-acre mixed-use development at the heart of Oxfordshire, is now positioning itself as a space with this future in mind.

Situated within the UK’s ‘Motorsport Valley’, the new development has been designed to suit advanced engineering firms who are looking to grow their R&D and manufacturing operations. The development offers 13.7 MVA of power, which can be used exclusively by its occupiers.

Power with possibility

Formula 1 is increasing the amount that its cars’ electrical systems contribute to their total engine power to a total of around 50%. As the vehicles become lighter, shorter and narrower in the years to come, the sport's engineering will require even more specialist precision.

Gaining a competitive advantage in the latest racing environment will be the result of electrified powertrains, rapid prototyping, and energy-hungry test environments. This will in turn necessitate high-capacity premises for motorsport companies.

Bicester Arc is a 48-acre development site, planned to deliver bespoke office, laboratory and advanced manufacturing accommodation, fine-tuned to the demands of industry-leading occupiers.

With a 13.7 MVA power supply on site, available via a dedicated primary substation, Bicester Arc is able to offer robust assurance for occupiers with specific power requirements.

The development will sit within Motorsport Valley, the widely-used term for the UK’s dense cluster of high-tech motorsport businesses across Oxfordshire and the wider Midlands, which includes several of the world’s top racing teams.

Developed by Sladen Estates and Peveril Securities, Bicester Arc aims to occupy a significant place in both Motorsport Valley and the Oxford-Cambridge Growth Corridor. It will offer spaces from 10,000 to 600,000 sq ft, supporting everything from specialist motorsport suppliers and EV innovators to established engineering brands who are consolidating their operations. The site will also feature 310 Build-to-Rent (BTR) apartments, and a 15-acre eco park.

With Oxford within 14 minutes by rail, London Marylebone in 46 minutes, and Junction 9 of the M40 around a two-minute drive away, the site has been chosen to offer practical connectivity. This central location provides easy access for clients, strong recruitment and the potential for collaboration across Motorsport Valley.
